Del Webb Chateau Elan Introduction

Yesterday Mary Ann and I went to Chateau Elan for Del Webb’s  presentation of their newest Georgia community “Del Webb Chateau Elan”.  There were presentations every hour from 9AM to our 2PM meeting to groups of 100 invited folks who were on their VIP list. Today, Saturday, they will do the same schedule giving another 600 folks  an insight into their newest community.

The overview gave an interesting glimpse of the new community which I am sharing here.

Location and Size

Del Webb Chateau Elan is located off Friendship Parkway about a mile from Village at Deaton Creek, a Del Webb Community of 1140 homes where we live, that was built out last year.  The new community will be located both in Gwinnett and Hall Counties, with Gwinnett lots being sold first. There are 782 lots on rolling land that will house three collections of home styles ranging in size from 1,109 sf to 3,469 sf.  Introductory prices are from  $200s to mid $400s. Additional for build outs and upgrades.

Vineyard Theme

The main entrance off Friendship Road has a monument building that some of us though was a chateau, but come to find out it represents a grape keeper’s cottage and the community will have planting of trees in  rows representing wine vineyards, in keeping with the Chateau Elan theme.

Unique Sales Center

The Sales Center has a special stylish design with herringbone floors. But the unique part is it has a large meeting room with huge glass walls like an atrium,  which will be an “Activities Area” that the first residents can start using before the Clubhouse is built.  When the community sells out, the Sales Center building will not be torn down but will remain and be used by the residents in addition to the Clubhouse. That sounds like a good idea! The model home park is, of course, located back of the Sales Center and will have models from each collection.

Lifestyle Activities Clubhouse and Outdoor Recreation Together

All the outdoor amenities are located around the clubhouse, all together in the middle of the community. So across the street from the Sales Office, are three bocce courts, an Event Lawn including an outdoor amphitheater theater, the Grand-kids playground, the Clubhouse with indoor and outdoor saltwater pools, 6 pickleball courts, 4 tennis courts and a dog park. There is a pretty large parking lot on the right side of the clubhouse and the Sales Center across the street has a parking lot also.  Some residents could just walk to this area, rather than drive.

There will be a mail kiosk in the parking lot by the sales center.  All new homes these days do not have a mailbox, but you go to the mail kiosk to get your mail. I am sure Amazon Prime and FedEx will deliver to your door.

Roy Becker Is Lifestyle Director

Roy Becker, is now the Lifestyle Director at the new community.

Roy gave a presentation saying there would probably be about 50 or 60 clubs at a community this size, but it would depend on the residents.

Roy said most people are looking for a lifestyle change, using the amenities and making new friends. Amen to that!

He also said that activities will start as soon as the first sales happen and there will be get togethers at area restaurants to meet your new neighbors.

New Floor Plans

There are new floor plans available. It seems these days the stairway to either the loft or the basement are better located and suited to the layout of the house. They mentioned the Abbeyville model which is being introduced to Georgia  for the first time, is a very popular model. The monthly HOA dues will be $250 per month.

What’s Next?

Those people who put down a $1,000 deposit will be scheduled a personal appointment for January 14th to continue the home buying process to review floor plans, options, site selection and to cover the move in time frame.

On Feb 14th, the first contracts will be done and on Feb 17th the first homes in Del Webb Chateau Elan will be sold.

Del Webb at Chateau Elan sounds like a fantastic new community, but why only 3 tennis courts. I see that they are planning 6 pickleball courts and that is great because I know that is a fast growing sport. But some of us still play tennis. I’m checking this community out next week and this is a good overview in preparation.

I have waited 2 years for this community and was very very disappointed to
hear that this community is not going to be gated. I cannot understand the
rational for this decision. This will be the only Del Webb community in Georgia
and one of the few in the county that is not gated. Is this a decision that can be
rectified or is there a reason this cannot be changed. Security is a high priority
for seniors so I cannot understand the rationale for this decision.

Cheryl, I think the reason this community is not gated is because of Thompson Mill Road cut through their property. The local government would not let them close Thompson Mill, so they could not work it out.
